Gloria was delighted when she was approached by Liz Rowlinson, editor of A Place in the Sun magazine, to contribute to an article that Liz was publishing about Cyprus in The Times newspaper, the article (the complete copy can be viewed on The Times’ website) although frank and honest was positive and encouraging about the future property market and about the UK’s ongoing love affair with Cyprus.
There’s been a fair amount of negativity swirling around the property market in Cyprus since the global downturn. However, the British love affair with Cyprus doesn’t pall that easily, and added to the perennial attractions of a fabulous climate, beaches, affordable cost of living and the familiarity of the language, legal system and large expat communities, there is cheap property and signs that the country’s economy is turning a corner.
Gloria Aubury of Paphos Property Services Limited says in Paphos, prices have fallen 20-35 per cent on the coast and the English market has started moving in the past six months because of the strength of the exchange rate. Most clients pay cash as mortgages are hard to get and require a 45-50 per cent deposit.
The bargain end of the property market is busiest, reports Gloria “I’ve sold five properties in three weeks, four to British semi-retirees seeking a second home. A three-bedroom villa in Tala that needs updating was on sale for €175,000 but went for €160,000.” She says there’s been an oversupply of resale properties and you can get an apartment for less than €50,000. It’s a buyer’s market and hotspots are the low-density area of Sea Caves and the Kamares/Tala areas that offer a village ambience with great views. In Kamares, Gloria’s company has attractive three bedroom villas with private pools and title deeds at €325,000 or €390,000.
The article concludes with Neil Heaney of Judicare stating “Sorting out this (Title Deed) issue should give confidence to buyers. We believe the difficult times in Cyprus are behind us.”
